STAGE 1 SCHEMATIC DESIGN
Objective: To collaboratively work with the client to
prepare initial design approaches that creatively address the
opportunities and constraints of the project. To do this we
will;

Brief
|
Evolve the brief with the client.

Research of site opportunities and constraints

Prepare a site analysis.

Complete the Council DCP & LEP checklist.

ESD targets
|
Review and set ESD project targets with Client.

Consultants
|
Identify any consultants that might be required at this
stage.

Concept Sketches
|
Conduct a design charette with the client, and any consultants /
builder already engaged in the project
|
|
Develop concept design approaches, to be presented in either
hand drawn sketches or computer concept model.

|
Budget
|
Confirm the initial budget based on an appropriate $/m2 figure
and brief
|
|
Assumptions
|
One meeting with client on site and one meeting in our
office.
The sketch design will start the conversation with the client
about a suitable approach - it will not be the final solution.

Outcomes
|
- Initial sketch outcomes from design
charette
- 1 - 2 initial developed sketch design ideas in plan and
3D format
- Developed brief
- ESD targets
- Site analysis
- Council DCP & LEP checklist
- Minutes of final meeting with client that outline
issues that need to be considered in ST 2

Measure up of existing building(s) if required at this
stage
Co-ordination of fee proposals and appointment of
consultants required at this stage
Any investigations over and above a standard residential
project - confirmed in ST 0
