Objective: To consider the viability of the project prior to commencing. To do this we will;

Brief

Appraise the initial client's brief.

Budget

Establish an initial budget based on an appropriate $/m2 figure.

Research of key council issues

Identify level of difficulty of Council to deal with and gain approval.

Consider key issues affecting design such as:

  • Floor space ratio requirements
  • Landscape (hard and soft) requirements
  • Set backs in general
  • DA checklist and requirements

Identify consultants that might be required for project.

Assumptions

Client will provide or pay for us to source:

  • Section 149 Certificate
  • Survey information of site - from sale of land and/or more detailed survey
  • Measured drawings if available

One meeting with client on site.

Outcomes

  • Return outline brief with initial budget
  • List of key Council indicators
  • List of Consultants that might be required
  • Measured drawings if appropriate

Additional fees

Measure up of existing building(s) if required at this stage

Co-ordination of any consultants required at this stage

Any investigations over and above a standard project
