STAGE 0 PRE DESIGN

Objective: To undertake key work required before design commences. To do this we will;

Confirm the brief and the budget

Meet with clients on site to confirm:

-        the client's initial brief

-        an initial appropriate budget

Research of key council issues

Obtain Section 149 (2) Certificate

Consider key issues affecting design from a review of the DCP + LEP, including:

-      Floor space ratio requirements

-      Landscape (hard and soft) requirements

-      Set backs in general

Survey of block

 

 

 

 

 

Survey of house

 

Seek fee proposals from surveyors, and appoint most suitable on behalf of client.

Import survey into ArchiCAD and model land and neighbouring houses.

Prepare a site analysis

***Note: Fee for the registered surveyor to survey the land is separate.

Confirm if there are any existing drawings of the existing house.

Undertake check measure of house.

Build existing house in ArchiCAD model.

Assumptions

Client will provide or pay for us to source:

  • Section 149 Certificate
  • Survey information of site - from sale of land and/or more detailed survey
  • Measured drawings if available

Outcomes

  • Return outline brief with initial budget
  • Council DCP & LEP checklist and list of key Council indicators
  • Survey of site and neighbouring houses with CAD modelling of this information
  • Site analysis
  • Measured drawings and CAD model of existing house if appropriate
