STAGE 2 DESIGN DEVELOPMENT
Objective: To build an appropriate team for the ongoing
project, and engage the team in the development of the design in
accordance with feedback from the client and ongoing investigation
into related issues. To do this we will;

Team
|
Undertake Stage 5 Builder Selection to appoint builder to team -
see later in agreement.

Identify appropriate consultants and seek fee proposals for
working on team.
Consultants that will be required include:
- Structural Engineer
- Hydraulic Engineer
- Thermal modelling consultant
Client to appoint most suitable consultants to team. Additional
consultants incur additional fees to coordinate.

Team meeting
|
Conduct two team meetings for all members, so that all can be
appraised of ideas already developed and contribute to developing
best way forward.
|
|
Design Development (DD)
|
DD to take issues raised in Stage 1 and team meeting into
account as ideas are developed.
|
|
Develop CAD design model to assist in understanding.
|
|
Thermal modelling
|
Utilise thermal modelling consultant to prepare initial
appraisal of house to assist in developing most appropriate
design.
|
|
Council meeting
|
Arrange one counter or pre-DA meeting with Council.
|
|
Budget
|
Work with builder on team to prepare a preliminary cost estimate
for concepts being considered as part of the design.
Should the budget be varied at this stage to align with the
preliminary cost estimate then we reserve the right to adjust our
fees in line with the likely increase in detail/scope of works.

Fees
|
Align fees with the work involved in the detail/scope of works
that is developed.
|
|
Assumptions
|
Client will assist us to develop and appoint the best team for
the project.
Client will give us constructive feedback to allow us to
understand our successes and their concerns.
One additional meeting with client in our office.

|
Outcomes
|
- Project team to assist through the
project.
- Design that meets the stated expectations of the client
and input from all team members, shown by way of plans, sections
and 3D views of computer model.
- Understanding of any non-compliance issues for
Council.
- Budget appraisal from builder
|
|
Additional fees
|
More than two team meetings and one client
meeting.
Co-ordination of fee proposal and appointment of
consultants additional to those outlined above.
Please note that the fees for all consultants will be
separate to this agreement.
Time involved with appointment of builder is part of Stage
5 - Builder Selection.
Any significant change to the brief.
Changes to the agreed budget.
